The Invisible Threat: Hidden Mold & Advanced Air Testing

It is the biggest myth in indoor air quality: “If my walls are clean, I don’t have a mold problem.” The reality? 95% of the time I am called to an Edmonton home, there is not a single speck of visible mold. Homeowners don’t call me because they see it; they call me because they smell a musty odor, or because their family is suffering from unexplained allergies, asthma, and respiratory issues.

  • Inside Wall Cavities: A slow pinhole leak in a pipe or exterior window flashing can feed a massive colony behind your drywall for years before it ever stains the paint.
  • Under Modern Flooring: Waterproof luxury vinyl plank (LVP) is incredibly popular, but if moisture gets trapped underneath it, the subfloor becomes a hidden breeding ground.
  • Behind Basement Insulation: In Alberta, when warm indoor air meets a freezing foundation wall, condensation forms. This hidden “sweat” feeds mold directly behind your vapor barrier.
  • The “Attic Rain” Zone: Moisture from your bathrooms bypassing the exhaust fan and freezing to the underside of your roof deck, creating mold that “rains” down when the weather warms up.

The Science of Air Testing: Catching the Invisible

If the mold is trapped behind a wall, how is it making you sick?

Mold reproduces by releasing microscopic spores and mycotoxins into the air. These particles are incredibly small—often ranging from 2 to 10 microns (a human hair is about 70 microns). Because they are so small and buoyant, they easily drift out of wall cavities through electrical outlets, baseboard gaps, and HVAC vents, circulating throughout the air you breathe.

Since we can’t swab a wall that looks perfectly clean, Specialized Air Quality Testing is the only way to prove what is happening.
How My Air Testing Works:
  1. Calibrated Air Draw: Using professional, bio-pump technology, I draw a precise volume of air (typically 75 to 150 liters) through a specialized spore-trap cassette.
  2. Microscopic Capture: The cassette contains a sticky matrix that captures every physical particle in that air—including invisible mold spores, pollen, and hyphal fragments.
  3. The AHS Baseline Comparison: Following Alberta Health Services (AHS) protocols, I take a control sample of the outdoor air. The laboratory then compares your indoor air to the outdoor baseline.
  4. The Verdict: If the indoor spore count is significantly higher, or if we find toxic species indoors that don’t exist outdoors (like Stachybotrys or Chaetomium), we have scientifically proven you have a hidden mold factory.
 

The Mold Hunter’s Advantage: Testing + Thermal Imaging

Air testing tells us what you are breathing and how severe the contamination is. But it doesn’t tell us exactly where the mold is hiding. That is where my Master Inspector toolkit comes in.
When an air test confirms a hidden problem, I don’t recommend tearing down your walls blindly. Instead, I use FLIR E8 Infrared Thermal Imaging and the FLIR MR277 Moisture Meter.

Since mold requires water, I hunt for the water. By scanning your home for invisible “cold spots” and mapping out the hidden moisture plumes behind your drywall, I can pinpoint the exact location of the hidden colony.

I give you the exact coordinates of the problem so you only repair what is actually broken.
