Investment & Timing: Unbiased Forensic Investigation

As a Certified Master Home Inspector and IAC2-Certified Mold Specialist, I provide a high-tech diagnostic of your home’s building envelope. My pricing is transparent, fixed, and designed to protect you from the conflicts of interest found in “free” remediation estimates.

Service Options & Tiers

The minimum scientific standard for a defensible test. This package includes the $300 On-Site Investigation plus the $300 Minimum Sampling Fee (2 samples).

  • The Investigation: A system-wide sweep of your home using the FLIR E8 and FLIR MR277.
  • The Science: Includes 1 Outdoor Control and 1 Indoor Sample. This comparison is required by Alberta Health Services (AHS) to determine if your indoor air quality is “elevated” compared to the natural Edmonton environment.
  • Results: Professional lab results delivered in 3 business days.

For homeowners who want a complete room-by-room picture.

  • Extra Lab Samples: $125 each (Air, Swab, or Tape-Lift).
  • Rush Lab Fee: +$25 per sample (Priority 24-hour turnaround).

No lab testing included. This is for the homeowner who needs a Master Inspector to find a mechanical or structural cause of moisture.

  • The Hunt: A full-home diagnostic using Infrared Thermal Imaging to locate hidden moisture behind walls, in the attic, or under floors.
  • The Goal: To identify the root cause (attic rain, ice damming, or plumbing leaks) so you can fix the building’s failure before mold takes root.

The "Gold Standard" Philosophy: Why More is Better

When dealing with microscopic spores, a single sample only tells a fraction of the story. To get a true “Health Map” of your home, I recommend a Room-by-Room or Level-by-Level approach.

  • The Level-by-Level Minimum: Spores are heavy and often settle. At an absolute minimum, testing should be performed on every finished level of the home (Basement, Main, and Upper).
  • The Room-by-Room Gold Standard: This is the only way to pinpoint the exact source of a problem. Mold spores don’t always travel between rooms; a “clean” reading in the living room doesn’t mean your nursery or master bedroom is safe.
  • The Average Home: For a typical 2,000 sq. ft. Edmonton home, a comprehensive investigation usually requires 4 or more samples.
  • Typical Investment: Most professional investigations for a standard family home average around $850 ($300 investigation + 4 or more samples).

Why Invest in a Professional Mold Hunter?

  • Independent & Unbiased: I am a tester only. I do not perform remediation, so I have no reason to “find” problems to sell you a repair contract.
  • IAC2 Certified: I follow strict international protocols for air quality and fungal investigations.
  • Fully Insured: I carry specific professional liability insurance for mold testing—a protection most general home inspectors lack.

AHS Compliant: My methods align with Alberta Health Services guidelines for defensible, scientific results.

A single sample is a snapshot. A comprehensive investigation is a map. Don’t guess with your family’s health—know the truth.
